Well Water Testing
If your prospective home has a private well, then a water potability test is crucial. Why? Because, unfortunately, private wells are particularly vulnerable to contamination and there's no municipal oversight to keep water quality in check. Whether the well's sanitary cap isn't properly sealed, the septic system is faulty, or there's a leak in the well pump, bacteria and other dangerous microbes may trickle into the property's drinking water and cause serious sickness for you and your family.

That's why you need to have Tech-Smart Home Inspections, LLC, test your private well water as part of your home inspection package. Our well water testing service will detect whether there are dangerous bacteria and other pollutants in your water so you can make an informed decision about how to proceed.

Ultimately, you want to be 100% confident that your private well is completely safe before you negotiate closing costs and sign on the dotted line.

Well Water Flow Testing
While we're testing your private well's water quality, we can also test the water flow rate. Doing a well water flow test is important because FHA guidelines require the well to be capable of supplying enough water for an average family of four.

Here's what the water flow test looks like:
  • We run the well for one hour, measuring the pressure and volume.
  • We do this in a bathtub, because it allows us to check drainage and plumbing at the same time.
  • In order to meet Federal Housing Administration (FHA) standards, the well must produce a minimum of three gallons of water per minute, amounting to a total capacity of 180 gallons per hour.

As an added bonus, running a water flow rate test in this manner also allows us to flood the septic system and test the property's leach field.

Municipal Water Testing
For peace of mind, many homebuyers these days are opting to test their drinking water even if it's from a public supply. With disasters like Flint, MI, and revelations about dangerous lead levels in municipal water across the country, it's understandable for parents to be cautious about the tap water their children drink every day.

Water testing is important for the health of you and your family.
All municipal water treatment plants are required to meet potability standards set by the Safe Drinking Water Act of 1974. As a result, local water treatment plants regularly test the water at the plant to make sure it's safe. However, that doesn't mean the water can't get contaminated by lead pipes or corroded plumbing on its way to your tap.

This is why homeowners are advised to get independent water testing even when their property uses public water and sewer. A professional water check is the only way to know for certain that your drinking water is safe.
